Historical Replacement

Concrete Restoration

Removal and replacement of older cast stone products has become an increasingly high priority in the construction industry. Concrete that does not comply with the stringent requirements of ASTM C1364 is porous allowing water to penetrate the product. If the cast stone was manufactured with metal rebar, the rebar will rust and, ultimately, break the bond with the surrounding concrete. The metal rebar is then free to expand and contract causing spalling and deterioration of the cast stone. In addition to being unsightly, parts of the cast stone can break free and fall potentially causing property damage, personal injury or death.

EIFS stucco coated molding restoration

Another focus of cast stone restoration is the replacement of moldings made from stucco-coated foam (EIFS), an inexpensive and substandard substitute for cast stone. Foam moldings fail for a variety of reasons: vandalism, birds, weather and poor installation. In most instances, stucco coated foam products are NOT coated on the back of the product where it abuts the structure. Ultimately, water gets behind the stucco-coated foam product and saturates the unprotected foam accelerating its deterioration.

The accepted restoration of EIFS is to completely replace the stucco coated foam with cast stone.

We are certified to meet the exacting requirements of ASTM C 1364. As a supporting member of the International Concrete Repair Institute, we provide our clients with a wide range of restoration services. Typical conditions requiring our restoration services include rusting, spalling, splitting and shifting.

Historical Replacement And Restoration

Replacement and restoration of important historical landmarks is an increasingly important aspect of the concrete restoration industry. While the causes of concrete deterioration are similar – water penetration, acid rain, salt exposure and time, historical replacement and restoration of architectural elements in concrete requires talented artisans, expertise in cutting-edge mold-making techniques and a proven concrete mix design meeting the requirements of ASTM C1364. Offering all of these, Premier Precast has proudly established itself as an expert and the preferred choice for replacement of historical architectural cast stone elements.

In the historical replacement of architectural elements, there are two basic scenarios. First, the element still exists and we must use that element to maintain the historical integrity of the replacement. But, sometimes, the architectural element no longer exists and we must create the element from photographs or other historical documentation. We refer to this process as historical interpretation and work closely with architects, historical societies and municipalities to be sure we have capture the historical essence of the piece. We have successful and repeated experience at both including the following:

  • The rear loggia at Vizcaya, Miami, Florida
  • The Mizner Fountain at the Palm Beach Town Center, Palm Beach, Florida
  • Historical sculptures on Lincoln Road Mall, Miami Beach, Florida

Sometimes, the desire is to restore – and, not replace – historical architectural cast stone elements. While we do not have that expertise in-house, we are proud of our strategic partnership with Divine Artisans. With decades of experience, state-of-the-art techniques and tools and an astute knowledge of antiquity, Divine Artisans, certified applicators of Jahn products, have established a national reputation for historical restoration in all types of mediums including cast and natural stone.
